Yorba Linda City Council Considers Town Center Zoning

The Yorba Linda City Council will consider the Town
Center PD Zoning Regulations and the certification of the
Draft Environmental Impact Report (DEIR) prepared in order
to rezone the Town Center to accommodate "high density" housing
and commercial retail.
If the Council approves the new zoning, it could add:
1. 500+ residential units in just 1/4 square mile of
the downtown.
2. 500,000+ square feet of retail to the same area.
3. 22,842 car trips / day just from new
housing and retail alone.
Does not include existing car trips or trips generated
from other upcoming projects in the City.
4. Crime.
Increases in housing densities and commercial retail statistically
cause an increase in the crime rate. This could
explain why Brea has one of the highest crime rates in
Orange County and Yorba Linda has one of the lowest,
even when both cities are served by the Brea Police Department. Source: 2004

5. Three story buildings.
Building height allowance has been INCREASED to accommodate
a third story. Maximum building height of 35
feet will now be measured at the ceiling height of habitable
space and NOT the highest exterior point of the building.
These figures are directly out of the City's zoning
and environmental documents and the FBI crime statistics. What's
even more interesting is these figures do NOT include what
is already in the Town Center, as well as upcoming projects
in the City, like the Friends High School, Yorba Linda
Public High School, new Vista del Verde housing on Bastanchury,
new Shappell housing on Fairmont, etc.
Ask yourself these questions:
1. Do
you want more traffic, congestion and crime?
2. Is this more than a just gathering place?
3. Is this "Gracious Living?"
Make every effort to attend this very important meeting. And
keep in mind, the hearing will begin promptly at 6:30 PM,
because the regular meeting time has been moved to 5:00
PM.
