It's all in the details, but where are they? Revised Yorba Linda Town Center Concept Plan
On July 14, 2005, the Yorba Linda City Council/Redevelopment Agency approved the Revised Town Center Concept Plan.
The modified Concept Plan provides approximately 170,000 square feet of new commercial space, between 130 and 200 new housing units, a new park and open space, and a new historic district for the preservation of many of the Craftsman bungalows currently in the Town Center area.
The more notable changes include:
Landscape/Parks
- New Town Green
(This is a big improvement over the Town Square in the original plan.)
Historic Preservation
- New Historic District for some of the old bungalow houses
(Who pays for moving and renovating these houses?)
Commercial Development
- Increased Commercial to 170,00 square feet
(The original plan called for 136,450 square feet - 25% increase)

- Proposed ERA building on the corner of Yorba Linda Blvd. and Lakeview Ave.
(Where is Yorba Linda Team/Integrated Funding, Pete and Jessie Sioson business on Lakeview?)
Parking
- Two Parking Structures (Under Market and proposed ERA building
- Street parking only for housing
(Where will all of the new residents park?)
- Inclusion of a picture of a "park once" multi- story structure in the presentation.
(Why was this included in the presentation if they are not thinking of using above ground parking structures?)
Housing
- Increased density in Town Center.
(Up to 136 dwellings in Town Center.)
- The revised plan shows the Adams' property (Corner Plumosa and Lemon) intact instead of being subdivided with seven dwellings. Hopefully this is not a mistake and the the City will not take their property through Eminent Domain.
This biggest questions are:
- Why is the City rezoning the whole community core for mixed use, high-density housing and up to five stories in Town Center if they don't plan to build to these limits?
- Why are they trying to complete this massive rezoning effort before Thanksgiving 2005 even though they do not have a final plan for the community core?
Some of the answers given:
- They need to study the "worst case scenario" for the Environmental Review process.
- The consultant's proposed zoning regulations will be revised.
- We will get back to you when it is time for public comments.
- The Environmental Review process is behind schedule.
Many questions that need detailed answers.
