Several reports on the city’s Town Center project -- each with its own set of numbers -- have left some residents unsure which figures to track.
The reports are a prelude to actual projects, which would require typical city approvals.
•Town Center Conceptual Plan:Calls for redeveloping 20.5 acres of the old town area, aiming at a mix of 180 to 200 homes and 170,000 square feet of retail and office space. Has been approved by the City Council.
• Town Center Planned Development Zone Regulations: Encompasses the old town area. The regulations would allow up to 225 homes and 186,000 square feet of commercial space on the same 20.5 acres, with a potential for 501 homes and 512,691 square feet of commercial space over 130 acres. The regulations are expected to go before the City Council in late November.
• Town Center Draft Environmental Impact Report:Measures the impacts of zoning plan allowances -- plus 15 to 25 percent, for a total of 619 homes and 514,137 square feet -- so streets, sewers and the like are adequate. It is expected to be done in late November.
