Several reports on the city’s Town Center project -- each with its own set of numbers -- have left some residents unsure which figures to track.

The reports are a prelude to actual projects, which would require typical city approvals.

Town Center Conceptual Plan:Calls for redeveloping 20.5 acres of the old town area, aiming at a mix of 180 to 200 homes and 170,000 square feet of retail and office space. Has been approved by the City Council.

Town Center Planned Development Zone Regulations: Encompasses the old town area. The regulations would allow up to 225 homes and 186,000 square feet of commercial space on the same 20.5 acres, with a potential for 501 homes and 512,691 square feet of commercial space over 130 acres. The regulations are expected to go before the City Council in late November.

Town Center Draft Environmental Impact Report:Measures the impacts of zoning plan allowances -- plus 15 to 25 percent, for a total of 619 homes and 514,137 square feet -- so streets, sewers and the like are adequate. It is expected to be done in late November.
